About these terms

These terms apply when you get a property report from LiveWhere (livewhere.co.uk), whether free or paid. Please read them before you buy. By creating an account or buying a report, you agree to them.

LiveWhere is run by Addie Labs Ltd, a company registered in England and Wales (company number 17477308), registered office Northwood House, 138 Bromham Road, Bedford, MK40 2QW. You can contact us at [email protected].

These terms are for consumers buying for personal use. Our privacy policy explains how we use your personal information.

Prices are in pounds sterling. We’re not VAT registered, so no VAT is charged. The price you pay is the one shown when you check out.

How the 90 days are counted. The day you buy your licence counts as day 1, and it ends at 23:59 UK time on day 90. For example, a licence bought on 8 October 2026 ends at 23:59 on 5 January 2027. Your account always shows how many days are left and the end date.

Nothing renews automatically. The licence is a one-off payment. When the 90 days end, it simply stops, and you’re never charged again unless you choose to buy.

Reports stay yours. Any home you unlock, whether with your free report, a single report or during your licence, stays unlocked in your account after the licence ends, for as long as your account exists.

Upgrade credit. If you bought single reports in the 30 days up to and including the day you buy a licence (counting the day of each single report purchase as day 1), what you paid for them comes off the licence price. Each single report can only count towards one licence.

Your account and fair use

You need an account to view a full report. Please give accurate details and keep access to your account secure.

The free report is one per person. Creating extra accounts to get more free reports isn’t allowed, and we may withdraw free reports obtained this way.

We may suspend or close an account that’s being used to break these terms, misuse the service or harm other users. Where reasonable, we’ll tell you first. You can delete your account at any time from your account page.

Buying, cancelling and refunds

How buying works. Payments are processed securely by Stripe. Our contract with you starts when your payment is confirmed, and your report or licence is unlocked straight away.

Your right to cancel. For digital content, you normally have 14 days to change your mind. Because your report or licence is made available immediately, before you can buy we ask you to confirm that you want your report now, or your licence to start now, and that you understand you lose this right once the report is unlocked or the licence starts. This is what the law allows for digital content supplied immediately with your agreement. So once a report is unlocked, or a licence starts, sales are final.

If something’s wrong. Your legal rights don’t change. Under the Consumer Rights Act 2015, digital content must be as described, fit for purpose and of satisfactory quality. If a report doesn’t work properly, for example it won’t open, fails to generate, or is missing information because of an error on our side, email [email protected] with the address and what went wrong. We’ll fix it or replace it, and if we can’t, we’ll refund you.

Anything else. We may offer a refund at our discretion in other circumstances, but we’re not obliged to. Changing your mind about a property, or a property’s data not being what you hoped, isn’t a fault with the report.

How refunds work. Refunds go back to the card or payment method you used. If we refund a single report, that home is locked again. If we refund a licence, it ends, but homes you unlocked during it stay unlocked.

What a report is, and isn’t

A LiveWhere report brings together official public data about a home and its area, such as sale prices, energy certificates, flood risk, crime, schools and local costs, to help you ask better questions before you buy.

It’s information, not advice. A report isn’t financial, mortgage, legal, survey, valuation or insurance advice, and it isn’t a substitute for a survey, conveyancing searches or professional advice. Always check important points with your solicitor, surveyor, lender or the agent before you make a decision.

Monthly costs are illustrations. Mortgage payments use published average rates and the assumptions shown, not an offer from any lender. Running and living costs are estimates.

About the data. We use official sources and show each source and its date in the report. Public data can be out of date, incomplete, or recorded against a nearby location rather than the exact home, and some checks are made at the centre of the postcode where we can’t place a home exactly. We tell you when that’s the case. We can’t guarantee that source data is accurate, but if you spot an error in how we’ve presented it, tell us and we’ll look into it.

Reports include information licensed under the Open Government Licence and other licences, credited in each report.

Using your report

Your reports are for your own personal use. You can share them with people helping with your purchase, such as your partner, solicitor, surveyor or mortgage broker. Please don’t resell them, republish them or use them for a business, such as an estate agency.

Our responsibility to you

We’ll provide the service with reasonable care and skill. We’re not responsible for decisions you make based on a report, or for losses that weren’t foreseeable, and our total liability to you for any purchase is limited to the amount you paid for it.

Nothing in these terms limits our liability where the law doesn’t allow it, including for death or personal injury caused by our negligence, or for fraud, and nothing affects your legal rights as a consumer.

We aim to keep LiveWhere available at all times, but it may occasionally be unavailable for maintenance or reasons outside our control.

Changes to these terms

We may update these terms, for example when we change our products or the law changes. The version that applies is the one in place when you bought. We’ll show the date of the latest version at the top.

The law

These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.
