How LTT differs from English SDLT
- Nil-rate threshold: £225,000 in Wales vs £125,000 in England & NI - £100,000 higher.
- Lowest positive rate: 6% in Wales (£225k - £400k) vs 2% in England (£125k - £250k).
- First-time buyer relief: not available in Wales; England offers a £300,000 nil-rate threshold for FTBs.
- Additional property surcharge: roughly 4% in Wales vs 5% in England & NI.
Welsh LTT tends to be lower than English SDLT at the bottom of the market and higher in the £400k-£900k range, where the 7.5% Welsh band bites harder than the 5% English band.
